According to the My Florida Regional MLS (MFR MLS), there are currently 209 single family homes listed for sale in Oviedo and Chuluota, listed at a median price of $415,000. Per MFR MLS, 275 single family homes were bought and sold in Oviedo and Chuluota (32765 & 32766) in the most recent 90 days. Inventory for the Oviedo real estate market, including homes in 32766 in Chuluota, has decreased to 2.3 months from 2.4 months reported in April, an historically, strong sellers’ market. Homes that are in good conditions and priced correctly are going under contract quickly, especially in the $250,000 – $350,000 price range.
The median sale price for homes sold was $308,000. Median days to contract and close was 18 and 63, respectively. Contract-to-close time was 45 days. For the same period last year, 288 single family homes were bought and sold for a median price of $275,000. The median sale price for homes in Oviedo increased by 12.0% over last year.
Of the 275 homes sold, 262 (95.3%) were “normal” sales (neither short sales nor bank owned) with a median price of $313,250. They took 17 days to go under contract and 63 days to close. To compare, in 2012, only 52.4% of home sales were normal sales, with 48.6% being short sales or bank owned.
There were only 3 (1.1%) short sales. Median sale price was $204,900 and median days to contract and close, from the day they were put on the market, was 15 and 190, respectively. Contract-to-close time was an average of 5.8 months, a little above the historic 3-5 month range.
There were 10 (3.6%) bank owned home sales, also known as foreclosures or REOs in the last 90 days. The median sold price was $205,000 and median days to contract and close was 26 and 58, respectively.
