The Purpose of Title Insurance

A new title insurance policy is required when real estate is transferred from seller to buyer. In most Florida counties, it is customary that buyers’ title insurance is paid for by the seller. It is the warrantee in the warrantee deed. If the buyer is taking out a loan, the lender will require a title policy to protect them as well. Often that is called simultaneous issue, saving the buyer money on the second policy.
