What We Collect
Contact forms. Your name, phone number, email address, and the message you write.
Property searches. If you sign up for listing alerts, we collect your name and email. If you create an account, we also collect your searches and the pages you view to better understand your preferences.
Phone calls. “Calls are recorded to give you exceptional service” is disclosed at the connection of every inbound and outbound phone call. Gemini Vertex AI (see below) transcribes and summarizes call recordings.
Emails and texts. When you email or text us, we keep the messages and any attachments, along with the date, time, and phone number or address they came from.
Public records. We look up property ownership, tax records, and other public information.
Safety checks. Before an in-person meeting such as a showing, we may verify your identity using public records. We use this only for safety and fraud prevention.
Your finances. We may ask your budget and whether you are pre-approved for a mortgage, so we can show you homes in your range. A pre-approval letter and/or evidence of cash on account is required to submit an offer to purchase.
Social Security numbers. We do not ask for Social Security numbers.

We do not sell your information. We share it only with the people and services described in Who Sees It.
Who Sees It
Our team. Only the team members serving you, and on a minimum necessary basis.
People in your transaction, with your permission. If you buy or sell a home with us, we share your contract and contact information with the title company, your lender, and your home inspector.
Referrals, with your permission. If we recommend a real estate professional, attorney, contractor, or trade, we share your information with them only with your express consent.

Cloudflare — Provides security and datacenter services for our websites, phone system, call transcripts, summaries, and CRM data.

Phone Calls and Texts
“Calls are recorded to give you exceptional service” is disclosed at the connection of every inbound and outbound phone call. Recordings, transcripts, and summaries are securely stored in our Cloudflare account database.
We text you when you contact us or opt in to receive text messages (such as inquiry responses, showing confirmations, transaction updates, or account notifications). Message frequency varies, and message and data rates may apply. Reply STOP to any text to opt out, or reply HELP for help. We do not sell or share your mobile phone number, SMS opt-in consent, or personal information with third parties or affiliates for marketing or promotional purposes.
Cookies and Analytics
Our website uses cookies, small files stored in your browser. We use Google Analytics to see which pages are popular and how long visitors stay. It collects usage data, not your name, email, or phone number.
If you arrive from a Google ad, Google Ads may record that your visit came from the ad. If you then contact us, we may tell Google that an ad led to an inquiry. Google learns that it happened, not who you are.
You can opt out of Google Analytics with Google’s browser add-on, or block cookies in your browser settings. Some features may not work without them.
How Long We Keep It
We keep all records for at least five years as required by Florida Statute 475.5015 — Brokerage business records.
Each broker shall preserve at least one legible copy of all books, accounts, and records pertaining to her or his real estate brokerage business for at least 5 years from the date of receipt of any money, fund, deposit, check, or draft entrusted to the broker or, in the event no funds are entrusted to the broker, for at least 5 years from the date of execution by any party of any listing agreement, offer to purchase, rental property management agreement, rental or lease agreement, or any other written or verbal agreement which engages the services of the broker.

We will delete your information upon request except as required by law. In the case of the latter, your information will be archived for legal compliance only.
How We Protect It
We limit access to your information only to the people who need it to serve you and on a minimum necessary basis.
All our systems require sign-in with a biometric passkey or multi-factor authentication. All data is encrypted in storage and in transit.
Your Rights
You can ask us at any time to:
- Tell you what information we have about you.
- Correct or delete it.
- Discontinue contacting you.
