🏡 Housing Market Finds More Balance—What It Means for Central Florida Buyers and Sellers

After several years of intense competition and limited inventory, the housing market is beginning to look more balanced. Buyers are gaining more options, sellers are adjusting expectations, and homes priced appropriately continue to attract serious interest. While we’re not back to a pre-pandemic market, conditions are shifting toward a healthier environment for both sides of the transaction.

According to Diana Olick at CNBC, the latest CNBC Housing Market Survey found that 44% of real estate agents now describe their local markets as balanced between buyers and sellers, up from 30% when the survey launched last year. Agents also reported fewer price reductions, fewer canceled contracts, and sellers becoming more realistic with their asking prices. Meanwhile, mortgage rates remain buyers’ top concern, even as inventory continues to improve nationwide.

💸 Why the Market Is Shifting

Several factors are contributing to the changing landscape. Existing home sales have edged higher compared to a year ago, while more homeowners are listing their properties for sale. At the same time, asking prices have become more competitive, allowing buyers to negotiate with greater confidence than they could during the peak of the seller’s market.

CNBC also reported that agents are seeing fewer contract cancellations and fewer homes requiring price cuts before selling. Instead of chasing rapidly rising prices, many sellers are entering the market with more realistic expectations, helping homes sell more efficiently when priced correctly.

A balanced market doesn’t necessarily favor one side over the other—it often creates better opportunities for everyone.

For buyers, increased inventory means more choices, additional time to evaluate homes, and greater negotiating power than they had just a few years ago. For sellers, success increasingly depends on accurate pricing, strong presentation, and effective marketing rather than simply relying on limited inventory to generate offers.

Although mortgage rates remain elevated compared to the historic lows of recent years, many buyers continue to move forward because life events—such as growing families, job changes, or downsizing—don’t always wait for interest rates to change.
