🏡 Housing Affordability Stays in Focus: A Central Florida Real Estate Perspective

The housing market continues to face pressure as buyers balance higher mortgage rates with home prices and other ownership costs. At the same time, homebuilders are dealing with expensive land, labor, and construction materials. Together, these factors are making affordability one of the biggest challenges in today’s housing market.

According to CNBC, elevated mortgage rates continue to keep some potential buyers on the sidelines. Meanwhile, confidence among homebuilders weakened again as builders responded to slower demand and continued economic uncertainty.

The National Association of Home Builders/Wells Fargo Housing Market Index fell to 34 in July, down from 36 in June. The index has now remained below 40 for 15 consecutive months. This suggests that builders remain cautious about current housing conditions.

Still, that does not mean housing demand has disappeared. Many potential buyers may simply be waiting for the right combination of price, financing, property condition, and monthly payment before making a move.

In July, 37% of builders reported reducing home prices. Additionally, 62% used some form of sales incentive. The average reported price reduction remained around 6%.

These incentives can take different forms. Depending on the builder and community, buyers may encounter mortgage-rate incentives, closing-cost assistance, upgrades, or price adjustments.

For buyers considering new construction, this creates another factor to evaluate. A builder’s advertised price does not always tell the complete story. Financing incentives and other concessions can significantly affect the overall cost of purchasing a home.

However, buyers should still compare the full financial picture before deciding between new construction and an existing home.

🔑 What It Means for Buyers and Sellers

For buyers, slower demand in some areas may create opportunities. More negotiating room could make it possible to request closing-cost assistance, repairs, or other concessions.

Additionally, buyers should compare both resale homes and new construction when appropriate. Builder incentives may be attractive. However, location, lot size, HOA costs, taxes, upgrades, and future expenses should also factor into the decision.

For sellers, builder incentives can create additional competition. A resale property may compete not only with neighboring homeowners but also with new communities offering financial incentives.

Consequently, preparation and pricing matter. A well-maintained home in an established neighborhood may offer advantages that new construction cannot easily duplicate. These could include mature landscaping, larger lots, established amenities, or a convenient location.

The goal is to understand how the home compares with everything else a buyer can purchase within the same budget.

📍 Oviedo Housing Market Snapshot

National housing and construction trends provide useful context. However, local supply and demand offer a clearer picture of what buyers and sellers are experiencing in Oviedo.

Months of inventory are calculated by dividing the number of active listings by the number of homes sold during the previous 30 days. For example, if Oviedo has 60 active listings and 20 homes are selling each month, the market has approximately 3 months of inventory.

As inventory increases, buyers generally have more options. Consequently, they may have more time to compare homes and negotiate terms. Lower inventory, meanwhile, can increase competition for desirable properties.

However, existing homes can have their own advantages. Established neighborhoods, mature landscaping, desirable locations, larger lots, pools, and completed improvements can all provide value.

For sellers, today’s market rewards realistic pricing and strong presentation. For buyers, additional choices may create opportunities to negotiate and carefully evaluate which property offers the best overall value.
