🏡 Weekly Market Dispatch: Existing Home Sales Gain Momentum as Buyers Return

After several months of cautious activity, the housing market showed encouraging signs of improvement in May. Buyers took advantage of slightly lower mortgage rates earlier in the spring, leading to a stronger-than-expected increase in existing home sales. While national trends point to renewed confidence, the real question for Central Florida homeowners is what this means for our local market.

📰 What the National Housing Market Is Reporting

According to Diana Olick of CNBC, citing data from the National Association of Realtors (NAR), existing home sales increased 3.2% in May from the previous month, reaching an annualized pace of 4.17 million homes. The increase exceeded economists’ expectations and marked the strongest sales pace since December.

CNBC also reported that inventory continued to grow modestly while the national median existing-home price reached a record $429,300 for the month of May. Lawrence Yun, Chief Economist for the National Association of Realtors, noted that improving affordability and income growth have helped support buyer activity despite mortgage rates remaining above recent lows.

📈 Why Buyers Are Becoming More Active

One month’s data doesn’t signal a dramatic market shift, but it does suggest buyers are adapting to today’s interest-rate environment. Even small improvements in mortgage rates can make a meaningful difference in monthly payments, encouraging buyers who have been waiting on the sidelines to move forward.

The increase in first-time buyers is another positive sign. As affordability improves incrementally, more households are finding opportunities to enter the market. At the same time, inventory continues to expand, giving buyers additional choices without creating an oversupply of homes.

Higher-priced homes also remain active, largely because those buyers tend to be less sensitive to mortgage rate fluctuations and often have more financial flexibility.

📍 What We’re Seeing Across Central Florida

Here in Central Florida, we’re experiencing many of the same trends, but every neighborhood tells its own story. Well-maintained homes that are priced appropriately continue to attract steady interest, especially in communities with strong schools, convenient locations, and desirable amenities.

Buyers today are more informed and deliberate than they were during the pandemic-era housing boom. They’re taking time to compare homes, complete inspections, and negotiate when appropriate. Sellers who understand today’s market conditions and price competitively are still achieving successful results.

If you’re thinking about buying or selling, local market knowledge matters far more than any single national headline. Explore our latest Featured Listings to see what’s available across Central Florida.

👀 Boots on the Ground

The national numbers point to stronger home sales, but here in Oviedo, the story is all about pricing and presentation. Homes that are well-maintained and priced competitively continue to attract serious buyers, particularly in neighborhoods where demand remains strong. Buyers also have more listings to compare than they did a year ago, giving them greater confidence as they make decisions. The national headlines explain the broader market, but it’s what’s happening here in Central Florida that matters most when you’re buying or selling a home.
