Welcome to our April 2025 update on the Greater Orlando housing market. In this report, we’ll dive into the latest trends shaping Orlando Florida Home Sales April 2025, including inventory growth, sales activity, pricing, and mortgage rate dynamics across the metro area.

April 2025 Sales Activity

A total of 2,459 homes were sold in April 2025. This marks a 10.9% drop from April 2024, when 2,759 homes were sold. However, sales rose significantly—up 62.4%—compared to January 2025, when only 1,514 homes closed. This strong upward trend suggests increasing buyer confidence as we head into the busy summer season.

Median Home Price

The median home price in April 2025 was $389,900, slightly up from $388,500 in March and up modestly year-over-year. This stable pricing trend reflects continued buyer demand paired with increased inventory, creating a more balanced market.

Inventory of Homes for Sale

Housing inventory surged to 13,304 homes in April, a substantial 41.9% increase from April 2024, when inventory stood at 9,376. This is the highest level seen in years and provides buyers with significantly more options than in previous months. The Months of Supply metric also climbed to 5.41, indicating a shift toward a more neutral market.

New Listings & Mortgage Rates

There were 4,503 new listings in April, a 6.5% increase year-over-year. While new contracts and total pending sales both dipped slightly compared to March, the rise in inventory suggests more opportunities for buyers. Mortgage interest rates remained steady, averaging 6.6% in April—consistent with the range seen since late 2024.
