June 2024 Sales Summary
A total of 3,314 homes were sold in June, representing a 5.6% decrease from May’s 3,510 sales. Compared to June 2023, the numbers reflect a slower pace, likely influenced by interest rates, shifting affordability, and buyer caution during the peak summer season.
Median Home Price
The median home price for June was $380,000—unchanged from May. This consistency signals a stabilizing market where supply and demand are relatively balanced, with fewer bidding wars and more room for negotiation.
Inventory of Homes for Sale
Inventory rose to 10,070 in June, up 8.5% from May’s 9,284. This increase gives buyers more options and slightly more negotiating power, especially for homes that have been on the market longer or are priced above the median range.
Summer Buyer Trends
With more listings available, motivated buyers had greater flexibility and room to negotiate in June. The summer market continues to favor well-prepared sellers—homes that show well and are priced right still attract strong interest.
