April brought a big shift in inventory across the Greater Orlando real estate market. In this edition of Orlando Florida Home Sales April 2023, we explore increased listings, stable prices, and a noticeable drop in overall sales activity.

April 2023 Sales Summary

A total of 2,766 homes were sold in April 2023—a 27% drop from the 3,800 homes sold during April 2022. That steep decline shows the market recalibrating after a red-hot couple of years.

Median Home Price

The median price held steady at $375,000, unchanged year-over-year. While sales volume fell, prices remained resilient thanks to continued demand and tight supply in many popular neighborhoods.

Inventory of Homes for Sale

Orlando saw a major jump in inventory this month, with 5,148 homes on the market. That’s a 93% increase compared to April of last year, and 2% more than the previous month. For buyers, that means more options—and potentially less competition.

Market Outlook

April’s numbers reflect a transitional phase in the market. Listings are up, pricing is holding firm, and buyers have a bit more breathing room. Sellers still need to be sharp with pricing and presentation to stand out.

Spring 2023 brought a shifting landscape to the Greater Orlando real estate market. In this edition of Orlando Florida Home Sales March 2023, we take a look at inventory growth, steady home prices, and a dip in overall sales activity.

March 2023 Sales Overview

A total of 2,936 homes were sold in March 2023, which is 28% fewer than the 4,100 homes sold during March 2022. The decrease reflects continued adjustments in buyer behavior and affordability challenges across the region.

Median Home Price

The median home price rose to $365,000—up 1% year-over-year. Despite fewer sales, home values remained stable, signaling consistent demand in many parts of the market.

Inventory of Homes for Sale

There were 5,052 homes listed for sale in March, more than double the inventory from the same month last year—an increase of 104%. Compared to February, however, inventory dipped slightly by 9%. This suggests some tightening even amid broader year-over-year growth.

February 2023 Sales Summary

A total of 2,240 homes were sold during February—down 30% from the 3,198 homes sold in February 2022. This steep drop reflects both seasonal patterns and buyer hesitation amid changing financial conditions.

Median Home Price

The median home price climbed to $358,000, a 4% increase compared to February 2022. Even with fewer transactions, demand in key segments of the market helped keep pricing firm.

Inventory of Homes for Sale

Orlando’s housing supply surged year-over-year, with 5,555 homes on the market—a 140% increase from February 2022. However, inventory dropped 9% from the prior month, indicating some tightening. While buyers now have more options than a year ago, quality listings still move quickly.

The new year kicked off with big shifts in the Greater Orlando housing market. In this edition of Orlando Florida Home Sales January 2023, we highlight a sharp drop in sales, strong price growth, and a major year-over-year jump in inventory.

January 2023 Sales Overview

Just 1,674 homes sold across the Orlando area in January—down 45% from the 3,033 homes sold in January 2022. That’s a steep decline, showing how the market continues to adjust to shifting affordability, interest rates, and buyer sentiment.

Median Home Price

The median sales price rose to $350,000, a 5% increase compared to January of last year. Prices remain firm even as buyer activity softens, suggesting demand is still present, especially in sought-after neighborhoods.

Inventory of Homes for Sale

There were 6,115 homes listed for sale in January—an impressive 157% increase from January 2022. However, inventory was down slightly (4%) compared to December 2022, hinting at a tightening trend heading into spring.

Wrapping up the year, the Greater Orlando housing market showed continued signs of adjustment. This edition of Orlando Florida Home Sales December 2022 highlights slower sales, rising prices, and a significant increase in inventory.

December 2022 Sales Overview

A total of 2,230 homes were sold across the Orlando area in December, a 42% decline from the 3,820 homes sold in December 2021. This steep year-over-year drop reflects broader market shifts as buyers recalibrated their plans heading into 2023.

Median Home Price

The median sales price reached $353,200—up 4% compared to the same time last year. Despite slower sales, values remained firm across many neighborhoods as housing supply continued catching up with demand.

Inventory of Homes for Sale

There were 6,351 homes listed for sale in December, representing a 146% increase over December 2021. However, inventory was down 12% from the previous month, possibly due to seasonal listing slowdowns or year-end closings.

The Orlando Regional REALTOR Association dropped its newest State of the Market update.

Market Overview

During the month of November 2022, the Orlando housing market inventory experienced a significant increase compared to the same month last year. In addition, the median price increased while sales decreased. A total of 1,996 homes were sold during the month, a tally that is 46% less than the 3,664 sales in the same month during 2021.

Median Home Price

The median price of an Orlando home sold in November 2022 was $360,000, which is a 9% increase compared to the same month last year. The rise in median price indicates that demand for homes in the Orlando area remains strong, despite the slowdown in sales.

Inventory of Homes for Sale

The limited number of homes available for sale in Orlando remains a challenge for buyers. Compared to the same month in 2021, the number of homes on the market increased by 136%. Compared to the last month, there are only 1% more properties available. There are currently 7,197 homes listed for sale.
