Central Florida home sales for April 2025 show a market in transition. Inventory is climbing, homes are staying on the market longer, and buyers are gaining more leverage. However, prices remain firm across most metros, signaling strong seller confidence. In this video report, we’ll cover April housing trends in Orlando, Tampa Bay, and Daytona Beach using new data from Florida Realtors® and our own expert insights.

📈 What’s New in Central Florida Real Estate?

Region-wide, the I-4 corridor is stabilizing. Orlando inventory surged 41.9%, Tampa saw over 3,300 single-family closings with minimal price change, and Daytona inventory increased 48%. As a result, these shifts offer fresh opportunities for homebuyers. Additionally, buyers now have more room to negotiate, which could influence how offers are written moving forward.

📍 Orlando Florida Area – April 2025 Home Sales

Thanks to new ORRA data, we can see how the Orlando real estate market is evolving. Here’s what’s happening:

Orlando April 2025 Home Sales Data

Orlando recorded 2,459 home sales in April — down 10.9% YoY, but up 62.4% since January. Consequently, this momentum suggests that demand is rebounding as we head toward summer. Moreover, seasonal trends typically bring an uptick in activity during the coming months.

Median Home Price & Market Conditions

The median price held steady at $389,900, with an average of $476,374. This consistency indicates a market in balance, despite ongoing inventory growth. Likewise, sellers are still receiving strong offers, although concessions are becoming more common.

Orlando Housing Inventory Update

Available homes rose to 13,304, pushing supply to 5.41 months. Increasing inventory is a common theme throughout Central Florida. Buyers now have more choices and time to make decisions. Sellers, on the other hand, are seeing pricing pressure, including more buyers asking for closing costs and mortgage interest rate buy-downs.

In addition, some sellers are adjusting their pricing strategies in response to longer market times. On the seller side, it is adversely affecting home sale prices in April 2024.

Pending Contracts & Listings

There were 4,503 new listings, while pending sales dipped slightly. This pause is likely rate-related, but it may also signal better negotiating conditions for serious buyers. As a result, agents are seeing more counteroffers and longer decision windows.

Mortgage Rates in April 2025

Rates held at around 6.6%, similar to recent months. Although elevated, these rates are becoming the new normal. Nevertheless, buyers are adjusting, and steady prices are helping affordability hold.

April brought 3,340 single-family closings to the Tampa-St. Pete-Clearwater area — down just 1.5% YoY. The median price held firm at $417,450. Inventory increased 37.9%, bringing months of supply to 3.74.

Inventory growth paired with steady prices makes this an opportune time for well-prepared buyers. As a result, market activity should increase as summer progresses. Additionally, more buyers are revisiting listings they had previously passed over.

Sales & Inventory in Daytona Beach

The Deltona–Daytona Beach–Ormond Beach MSA recorded 843 single-family sales, down 4.3% YoY. Median price stayed level at $360,000, while inventory climbed to 3,812 homes — equal to 4.52 months of supply.

Buyer Advantage in Daytona

Daytona’s slower pace and increasing inventory benefits homebuyers seeking a retirement or second home. As a result, buyers should have more choices and fewer multiple-offer scenarios. Additionally, homes that may have been out of reach last year are now coming into range.

In this report, we break down Central Florida home sales for March 2025 across the Orlando, Tampa, and Daytona metro areas. 🏡 This data focuses on single-family homes and comes directly from Florida Realtors®.

🌆 Orlando-Kissimmee-Sanford Real Estate Market

The Orlando-Kissimmee-Sanford MSA includes Lake, Orange, Osceola, and Seminole counties. This region forms the core of the Central Florida housing market, powered by job growth and suburban expansion.

Closed Sales:
There were 2,623 closed sales in March 2025, nearly unchanged year-over-year. Cash sales totaled 584, or 22.3% of transactions.

Median Sale Price:
The median sale price rose to $398,000 — a 1.5% annual increase. This steady climb signals continued demand in the Orlando area.

Inventory and Time to Contract:
Inventory jumped 14.1% to 6,543 active listings. Median time to contract also edged up to 27 days from 23 a year ago.

🌴 Tampa-St. Petersburg-Clearwater Housing Trends

This Gulf Coast region remains strong despite a modest pullback in sales. Price stability and rising inventory may benefit buyers this spring.

Closed Sales:
There were 3,201 closed sales in March 2025 — down 2.2% from the prior year. However, cash deals made up 35.8% of closings.

Median Sale Price:
Pricing held firm at a median of $420,000. Sellers remain confident, while buyers look for negotiation opportunities.

Prices rose 2.8%, reaching a median of $355,000. Time to contract lengthened slightly to 29 days.

Welcome to our latest update on the Greater Orlando housing market. In this report, we’ll explore the key trends shaping Orlando Florida Home Sales February 2025, from pricing and inventory to mortgage rates and market activity across the metro area.

February 2025 Sales Activity

A total of 1,837 homes were sold in February 2025. While this represents a 15% drop from February 2024, it’s a notable 21.3% increase compared to January 2025, when just 1,514 homes were sold. This month-over-month rise shows a resurgence of buyer activity heading into spring.

Median Home Price

The median home price for February 2025 was $385,000—up 2.7% from January’s $375,000. This steady upward trend suggests strong ongoing demand despite year-over-year sales volume softening. It may also reflect more high-value transactions and persistent competition in specific market segments.

Inventory of Homes for Sale

Housing inventory climbed to 12,411 in February, a 6.1% increase from January’s 11,697. This marks the highest inventory level since October 2014. As inventory grows, buyers benefit from more options, improved negotiating power, and better opportunities to secure the right home before peak season heats up.

New Listings & Mortgage Rates

New listings dipped slightly—down 1.9% to 4,140 homes in February compared to 4,220 in January. This mild decline could point to seller hesitancy caused by market shifts, seasonal patterns, or uncertainty around interest rates. Fewer listings may tighten inventory and increase competition among buyers moving forward.

Welcome to our January 2025 report on the Greater Orlando real estate market. This update on Orlando Florida Home Sales January 2025 dives into sales numbers, price shifts, inventory changes, and market trends to help you stay informed.

January 2025 Sales Summary

A total of 1,514 homes were sold in January 2025, marking an 11% decrease from January 2024 and a 29.7% drop from December 2024, when 2,154 homes changed hands. The post-holiday slowdown is typical this time of year, but there’s more to unpack below.

Median Home Price

January’s median home price was $375,000, down slightly from $380,000 in December. This 1.3% month-over-month dip may reflect seasonality, shifting buyer sentiment, or affordability challenges influenced by broader economic conditions.

Inventory of Homes for Sale

Inventory surged to 11,697 homes in January—up 16.4% from 10,049 in December. This is the highest inventory seen since July 2015, giving buyers more leverage and signaling a potential shift in market dynamics. More available homes means more opportunities for negotiation and selection.

Mortgage Rates & Buyer Behavior

Average mortgage rates rose to 6.8% in January, up from 6.5% in December. As borrowing costs climb, some buyers may pause to reassess their budgets. However, new listings and pending sales rose as the year kicked off, signaling renewed interest despite rate pressures.

Now that inventory is up, buyers have more to choose from—making it an ideal time to enter the market. Sellers should focus on prepping their homes and pricing them competitively to stand out.

New Listings & Distressed Sales

New listings jumped 68.1% from December to January, with 4,220 homes hitting the market in January compared to 2,510 the month prior. Distressed home sales were limited, with only 17 sold in December, a number that saw a 5.9% rise in January.

Welcome to our year-end update on the Greater Orlando housing market. This report covers Orlando Florida Home Sales December 2024 and highlights key stats on pricing, inventory, and market behavior during the final month of the year.

December 2024 Sales Summary

A total of 2,154 homes were sold across the metro area in December 2024, reflecting a seasonal dip of 12.5% from November’s 2,462 sales. Compared to December 2023, however, activity was down just slightly, showing some year-over-year stability in overall demand.

Median Home Price

The median home price stood at $380,000 in December—flat compared to November but up 2.4% year-over-year. Price stability at year-end suggests that buyer interest remained strong despite holiday season slowdowns and shifting economic signals.

Inventory of Homes for Sale

Inventory dipped to 10,049 homes in December, a 4.1% decrease from 10,484 in November. This reduction is typical for the season, as fewer new listings come to market. Lower inventory may also reflect sellers waiting for more favorable spring conditions.

Mortgage Rates & Buyer Sentiment

Average mortgage rates remained steady around 6.5% during December. While higher than earlier in the year, these rates did little to dampen enthusiasm among serious buyers. As always, affordability remains a factor, but many are adjusting expectations and moving forward with purchases.

Here’s your November snapshot of the Greater Orlando housing market. In this update on Orlando Florida Home Sales November 2024, we take a look at how prices, inventory, and buyer activity shifted heading into the holiday season.

November 2024 Sales Summary

A total of 2,462 homes were sold in November 2024, down 5.2% from October’s 2,596 sales. Compared to November 2023, sales were also slightly lower, reflecting a modest seasonal slowdown and some buyer hesitation as mortgage rates remained elevated.

Median Home Price

The median home price for November held steady at $380,000, unchanged from October. This consistency signals continued buyer confidence and a balanced market where neither buyers nor sellers have a clear upper hand.

Inventory of Homes for Sale

Inventory for November came in at 10,484 homes, a 2.2% decrease from October’s 10,716. Lower inventory is typical as the year winds down, and many sellers wait until the new year to list. Still, the available homes provide good opportunities for motivated buyers.

Market Momentum

Despite cooler temps and holiday distractions, many buyers remained engaged in November. Pending sales remained strong, and stable prices helped keep momentum going. If you’re considering a move, now could be a great time to explore with less competition in the market.
