Welcome to the mid-summer edition of our market update for the Greater Orlando area. In this report on Orlando Florida Home Sales July 2024, we cover how the market performed at the height of the buying season.

July 2024 Sales Summary

In July, 3,155 homes were sold throughout the Orlando metro area, marking a 4.8% drop from June’s 3,314 sales. While slightly lower, this level of activity reflects typical mid-summer shifts as some buyers wrap up their moves before the new school year begins.

Median Home Price

The median home price held steady at $380,000, the same as June. Prices have plateaued over the past couple of months, suggesting a balanced market with steady buyer demand and stable seller expectations.

Inventory of Homes for Sale

Inventory for July was recorded at 10,340 homes, a 2.7% increase from 10,070 in June. More listings coming on the market provide buyers with more choice and slightly more negotiating room, especially for homes that need a little polish.

Summer Market Highlights

July continued the summer trend of active buying, but with signs of a soft seasonal slowdown. Buyers remained engaged, particularly those aiming to purchase before interest rates tick higher or school starts in August.

Welcome to the June 2024 market recap for the Greater Orlando area. This edition of Orlando Florida Home Sales June 2024 highlights buyer activity, inventory trends, and pricing across the metro region as summer hit full stride.

June 2024 Sales Summary

A total of 3,314 homes were sold in June, representing a 5.6% decrease from May’s 3,510 sales. Compared to June 2023, the numbers reflect a slower pace, likely influenced by interest rates, shifting affordability, and buyer caution during the peak summer season.

Median Home Price

The median home price for June was $380,000—unchanged from May. This consistency signals a stabilizing market where supply and demand are relatively balanced, with fewer bidding wars and more room for negotiation.

Inventory of Homes for Sale

Inventory rose to 10,070 in June, up 8.5% from May’s 9,284. This increase gives buyers more options and slightly more negotiating power, especially for homes that have been on the market longer or are priced above the median range.

Summer Buyer Trends

With more listings available, motivated buyers had greater flexibility and room to negotiate in June. The summer market continues to favor well-prepared sellers—homes that show well and are priced right still attract strong interest.

Here’s your May market update for the Greater Orlando area. In this edition of Orlando Florida Home Sales May 2024, we explore another strong month of activity in the local housing market as the summer season approaches.

May 2024 Sales Summary

A total of 2,909 homes were sold in May 2024, marking an 8% drop compared to 3,150 sales in May 2023. However, month-over-month activity increased by 5.4% from April’s 2,759 sales—making this the fourth straight month of rising home sales.

Median Home Price

The median home price in May was $385,000, slightly down from April’s record-setting $388,500. Even with the dip, May’s median was still 2% higher than the same time last year, indicating continued long-term growth.

Inventory of Homes for Sale

Inventory grew to 10,282 homes on the market, representing a 10% increase over April and a 100% increase compared to May 2023. With four straight months of rising sales, inventory remains a key pressure point, especially as more buyers enter the summer market.

Market Dynamics

Despite more listings, the market remains highly competitive. Homes are still selling quickly, and buyers should be ready to act fast if they find the right fit. With demand staying strong and inventory below the six-month “balanced market” threshold, activity is expected to stay brisk heading into summer.

Mortgage Rates

The average 30-year mortgage rate in May was 6.6%, down from 6.9% in April. This slight drop in borrowing costs likely helped boost May’s sales volume.

Here’s your April housing update for the Greater Orlando area. In this edition of Orlando Florida Home Sales April 2024, we review a strong spring performance with rising sales, record-setting prices, and growing inventory.

April 2024 Sales Summary

A total of 2,759 homes sold in April 2024—just 1% less than April 2023’s 2,766 sales. Month-over-month, sales increased by 7.8%, up from 2,559 in March. This marks the third consecutive month of rising home sales across the metro area.

Median Home Price

The median sales price reached $388,500 in April 2024, up from $386,500 in March. This sets a new record high for the Orlando housing market and represents a 5% increase compared to April 2023.

Inventory of Homes for Sale

Inventory continued to climb, with 9,376 homes listed for sale—up 5% from March and a significant 82% jump from April 2023. This marks the fourth straight month of inventory growth, giving buyers more options even as competition remains steady.

Market Insights

Despite a growing supply, homes are still selling quickly—pointing to strong demand and market stability. With just over three months of inventory available, the market remains tilted toward sellers. Expect continued momentum heading into the summer moving season.

Mortgage Rates

The average 30-year mortgage rate in April was 6.9%, slightly higher than March’s 6.7%. April marked the third straight month of rising rates, but demand remained resilient.

Welcome to your March update on the Greater Orlando housing market. In this edition of Orlando Florida Home Sales March 2024, we examine rising prices, growing inventory, and a year-over-year dip in sales activity.

March 2024 Sales Summary

A total of 2,559 homes were sold in March 2024—a 13% decline from the 2,936 homes sold in March 2023. Despite the drop, month-over-month sales momentum was building, setting the stage for a stronger spring season.

Median Home Price

The median home price in March reached $386,500, up 6% compared to March 2023. This rise in price reflects sustained buyer demand despite affordability challenges and higher mortgage rates.

Inventory of Homes for Sale

Inventory continued to climb, with 8,971 homes on the market in March 2024—a 4% increase from February and a significant 78% increase compared to the same time last year. More options are becoming available for buyers, though competition remains active in many areas.

Buyer Considerations

While inventory is up, it remains below levels needed for a fully balanced market. Buyers still face challenges, especially in popular neighborhoods. Actively priced and well-presented homes are continuing to move quickly.

The latest housing data is in, and we’re breaking down the numbers for Greater Orlando in this edition of Orlando Florida Home Sales February 2024. Sales dipped slightly while inventory and prices both climbed—let’s take a closer look.

February 2024 Sales Summary

A total of 2,174 homes were sold during February 2024, a 3% decrease from the 2,240 sales recorded in February 2023. While year-over-year sales declined slightly, the month still showed solid activity overall as the spring season approached.

Median Home Price

The median home price rose to $377,000 in February, a 5% increase from the same month last year. This continued rise in prices reflects a strong seller’s market and ongoing buyer competition, particularly in popular neighborhoods.

Inventory of Homes for Sale

There were 8,589 homes on the market in February, up 5% from January and a substantial 55% increase compared to February 2023. The rising inventory offers buyers more choices, although supply still lags behind what’s considered a fully balanced market.

Market Takeaway

With prices climbing and more listings hitting the market, buyers are starting to see better options—but competition remains. As we head into spring, expect activity to pick up even more across the Orlando metro area.
