🌇 Orlando MSA: A “Promising Shift” Takes Shape

October brought a noticeable shift in the Orlando housing market. Conditions improved for both buyers and sellers. According to ORRA, sales activity increased. At the same time, interest rates continued to trend downward. This helped boost buyer confidence.

The region recorded approximately 2,335 closed sales. That is a 4.0% increase month over month. It also reflects a strong 12.0% gain year over year.

Pricing remained relatively stable. The median home price was around $380,000. That is slightly higher than September. However, it remains down 2.3% compared to last year.

Inventory continued to grow. Active listings reached 13,047 homes. This is a 14.9% increase year over year. As a result, months’ supply rose to 5.6. This points to a more balanced and slightly buyer-friendly market.

Homes are taking longer to sell. The average days on market increased to 77 days. Buyers are moving more carefully and taking their time.

📉 Mortgage Rates & Market Momentum

Mortgage rates played a key role in October’s improvement. The average rate on closed deals dropped to around 6.0%. This marks the lowest level seen in over a year. Lower rates helped bring buyers back into the market. They also supported more pending and closed sales. Affordability improved slightly compared to earlier in 2025.

ORRA also noted early signs of property insurance costs stabilizing. This could further support buyer confidence in the months ahead.

Takeaway: Lower rates are helping the market regain momentum. Even small improvements are making a noticeable difference.

🏡 Inventory Growth: More Options for Buyers

Inventory growth remains one of the biggest trends of 2025. October continued that pattern, with more homeowners choosing to list their properties. With over 13,000 homes on the market, supply is now above 5 months. This gives buyers more flexibility and room to negotiate.

This shift marks a clear change from the fast-paced conditions seen in recent years. Buyers now have more time to evaluate options and make informed decisions.

🌴 Tampa Bay: Sales Rebound While Prices Adjust

The Tampa-St. The Petersburg-Clearwater market showed renewed activity in October. According to Florida Realtors, the region recorded approximately 3,600 closed sales. This reflects a solid year-over-year increase, as buyers returned to the market. Pricing softened slightly. The median sale price settled around $395,000. That is down modestly compared to last year, as sellers adjusted to rising inventory and more competition.

Inventory continued to grow across the Tampa Bay area. Active listings increased significantly, pushing months’ supply above 4.5. This signals a shift away from the tight conditions seen in previous years. Homes are also taking longer to sell. Buyers are moving more carefully and negotiating more often. Well-priced homes, especially those that are updated, are still attracting strong interest.

Takeaway: Tampa Bay is stabilizing after a fast-paced run. Buyers are gaining leverage, while sellers need to price strategically to stay competitive.

🏖️ Daytona Beach: Buyer Advantage Becomes Clear

The Deltona-Daytona Beach-Ormond Beach market continues to shift toward buyers. Florida Realtors reported approximately 1,050 closed sales in October. This represents a year-over-year increase, showing improved activity. Prices remained relatively steady. The median sale price held near $350,000. This reflects only minor movement compared to last year.

Inventory growth remains the biggest story in this market. Active listings continued to rise, pushing the months’ supply to over 6 months. This clearly places the market in buyer-friendly territory. Homes are taking longer to move from listing to contract. Buyers now have more time to compare options and negotiate terms. Sellers are seeing more price sensitivity, especially for homes that need updates.

Takeaway: Daytona Beach now favors buyers in most areas. Increased inventory and longer timelines are giving buyers more control, while sellers must focus on value and condition.

Welcome to our latest update on the Central Florida housing market. In this report, we break down Central Florida Home Sales for September 2025. We use the latest data from Florida Realtors® and local insights from ORRA’s State of the Market.

Overall, September offered a clearer view of the market. It is no longer overheated. Instead, inventory is higher, and pricing is steadier. As a result, buyers now have more room to negotiate.

🌇 Orlando MSA: More Balance, More Breathing Room

ORRA reported 2,245 closed sales in September 2025. That’s down 0.2% from last year. Meanwhile, it’s also down 2.6% from August. The median price came in at $378,000. That’s down 0.5% year over year. In addition, it dropped 1.3% from last month.

The average price held steady at $483,029. At the same time, inventory remained elevated at 13,007 homes. That’s up 12.5% from a year ago, although it dipped slightly from August. The pace of the market continues to slow. For example, days on market reached 72 days. Likewise, time to sale rose to 106 days.

Months of supply reached 5.79. As a result, the market is nearing balance. Meanwhile, new contracts climbed to 2,343, up 16.0% year over year. Mortgage rates dipped to about 6.1%. Because of this, buyer activity improved.

Takeaway: Overall, Orlando is moving toward balance. Buyers have more time and options. However, sellers still have an opportunity—if pricing and presentation are strong.

🌴 Tampa Bay: Sales Jump, But Pricing Softens

In the Tampa-St. Petersburg-Clearwater MSA, closed sales reached 3,182. That’s a 17.5% increase from last year. However, the median price dropped to $398,000. That’s down 2.7% year over year. Year-to-date, sales reached 30,423. That’s up 1.2%. Meanwhile, the median price sits at $400,000, down 3.0%. 

So, buyers are returning to the market. However, they are more price-sensitive. For instance, updated homes priced correctly are still selling. On the other hand, overpriced homes are sitting longer.

Takeaway: Overall, Tampa Bay demand is improving. At the same time, buyers have more leverage. As a result, negotiations are becoming more common.

🏖️ Daytona Beach: Buyers Have More Leverage

The Deltona-Daytona Beach-Ormond Beach MSA recorded 1,016 home sales. That’s up 23.3% year over year. Even so, the median price fell to $360,000. This reflects a 1.6% decline from last year. Year-to-date, the area logged 8,492 sales, a decrease of 3.1%. Meanwhile, the median price sits at $355,000, down 1.4%.

As a result, buyers are active but cautious. They are comparing more homes. In addition, they are negotiating more often. Meanwhile, sellers face more competition.

Takeaway: Overall, Daytona Beach is active but balanced. Buyers have more control, especially for homes needing updates.

📈 Florida Snapshot: Sales Up, Prices Leveling

Statewide, Florida recorded 21,271 single-family sales. That’s up 13.6% year over year. At the same time, the median price held at $410,000. Meanwhile, the average price rose to $582,035, up 2.3%. Inventory increased to 106,199 homes. That’s up 10.7%. As a result, the months’ supply reached 5.1, bringing the market closer to balance. 

Homes are also taking longer to sell. For example, the time to contract reached 53 days. Likewise, time to sale increased to 93 days. Meanwhile, pending sales rose 7.0%. In addition, cash sales jumped 19.1%. So, demand is still present. However, buyers are moving more carefully.

Takeaway: Overall, Florida’s market is stabilizing. Sales are rising, while price growth has slowed. As a result, buyers have more breathing room.

Central Florida Home Sales for September 2025 show a market finding balance. For example, Orlando is nearing equilibrium. Meanwhile, Tampa Bay is seeing stronger sales. At the same time, Daytona Beach is becoming more buyer-friendly.

Across the region, inventory is healthier. Because of this, both buyers and sellers are adjusting their strategies. For sellers, pricing and presentation are critical. Meanwhile, buyers now have time to compare homes. As a result, they can negotiate with more confidence.

Overall, Central Florida Home Sales for September 2025 reflect a stabilizing market. Inventory is rising, while prices remain steady. As a result, buyers have gained leverage. However, demand has not disappeared. Instead, it has normalized. Because of this, the market is more workable for both buyers and sellers.

In this report, we’ll explore the key trends shaping Central Florida Home Sales for August 2025, including pricing, inventory, mortgage rates, and regional activity across Orlando, Tampa Bay, and Daytona Beach. 🌇 Orlando MSA: Navigating a Slower Season

Orlando-Kissimmee-Sanford posted 2,410 single-family home sales in August—down 6.0% year over year. Activity also dipped 7.0% from July, reflecting seasonal patterns and increased time on market. The median time to sale climbed to 80 days, with 41 days to contract.

The median sale price rose slightly to $441,745 (+0.4% YoY), while the average price landed at $560,267 (+2.0%). Inventory stayed elevated at 10,558 homes, and months’ supply registered 4.5. That’s just shy of a balanced market.

New listings came in at 3,033 (–13.5% YoY) and pending sales were 2,555 (+5.4%). Cash buyers represented 22.1% of closings. Sellers captured a median 96.1% of original list price.

Takeaway: Orlando’s housing market is cooling modestly but remains resilient. Buyers benefit from more choices and slightly better terms. In Central Florida Home Sales for August 2025, sellers must stay sharp on pricing and presentation.

🌴 Tampa Bay: Holding Ground Amid Slower Sales

The Tampa-St. Pete-Clearwater region recorded 3,358 closed sales, down 6.8% YoY. The median sale price dropped slightly to $400,000 (–2.4%), while the average price held firm at $518,801 (–0.4%).

Inventory finished at 13,740 listings, a YoY increase of 16.9%. Months’ supply came in at 4.3. Median time to contract stretched to 43 days and time to sale to 81 days.

New listings totaled 4,090 (–7.7% YoY) and new pendings rose slightly to 3,399 (+6.8%). Sellers received 95.2% of original list price, and cash closings accounted for 23.6% of sales.

Takeaway: Central Florida Home Sales for August 2025 show Tampa Bay remains stable overall. Sellers are adjusting expectations, and updated homes still attract attention—especially in school zones. Buyers are gaining leverage, but not full control.

🏖️ Daytona Beach: Inventory Keeps Climbing

Central Florida Home Sales for August 2025 in the Deltona-Daytona Beach-Ormond Beach area logged 969 home sales, a drop of 7.0% YoY. However, median pricing held firm at $350,000, unchanged from August 2024. Average sale price ticked up slightly to $421,665 (+0.3%).

Inventory rose to 4,873 homes (+12.2%), with months’ supply at 5.5, suggesting a slight tilt toward buyers. Homes took 58 days to contract and 98 days to close, both significantly longer than last year.

New listings declined to 1,170 (–10.5%), while pending sales surged to 1,096 (+22.0%). Cash purchases accounted for 28.1% of sales, and sellers received a median 94.4% of list price.

Takeaway: Daytona Beach now favors buyers in most sub-markets. Sellers should expect longer timelines and sharper negotiations, especially for homes needing updates.

📈 Regional Snapshot: Central Florida Home Sales for August 2025

Central Florida Home Sales for August 2025 mark a continuation of the cooling trend across the region. Sales activity slowed across all three MSAs compared to 2024, while pricing stayed mostly flat or edged down. Buyers have more choices and time, especially in Daytona and parts of Tampa Bay. Mortgage rates—hovering near 6.4%—offered some relief, but affordability remains a factor.

Despite slower sales, the market remains healthy. Inventory growth has improved conditions for buyers, and well-prepared listings still draw interest. For sellers, success means pricing smart and presenting clean. For buyers, it’s an opportune time to negotiate with confidence.

🇺🇸 Central Florida Home Sales for July 2025 — National Trends

Central Florida Home Sales for July 2025 begins with a quick look at the national picture. Total existing-home sales ran at a seasonally adjusted annual rate of about 4.31 million. That was a nudge higher from early spring and roughly flat year over year (≈+0.8%). The national median price clocked in at $426,900. Prices continue a gradual, multi-year climb even as buyers remain rate-sensitive. Moreover, the South continues to dominate activity, accounting for about 46% of all deals. This sets the backdrop for what’s happening across Central Florida.

On the ground, buyers nationwide still face lean (but improving) selection and faster timelines than historic norms. However, sellers who price close to market are still finding success. The bidding-war fireworks of 2021–22 are gone, yet steady activity remains in Central Florida, especially in July 2025.

🌇 Central Florida Home Sales for July 2025 — Orlando MSA

Sales Activity & Pace

Orlando posted 2,591 single-family closings in July. That was a modest 1.2% dip from last year but still a healthy summer volume. Median time to contract stretched to 39 days (from 27). Median time to sale reached 78 days. Consequently, these longer timelines reflect a balanced market rather than a slowdown. In July 2025, Orlando’s home sales showcased a nuanced market balance.

Pricing: Steady at High Levels

The July median sale price landed at $444,028 (-0.9% YoY). The average sale price ticked up to $558,539 (+2.7% YoY). Total dollar volume held near $1.4B. That was up 1.5% year over year and shows demand remains resilient. In addition, affordability continues to shape what buyers choose.

Inventory & Months’ Supply

Active listings finished the month at 10,857. That was about 26% higher than a year ago. Months’ supply moved to 4.6. As a result, buyers now have more choice, and sellers must price with precision.

How to Read Orlando’s Market

For buyers, higher inventory and steady prices mean more leverage on terms. That includes repairs, concessions, and closing timelines. For sellers, clean pricing and turnkey prep remain key. Homes aligned with comps still move. On the other hand, aspirational asks take longer and see more price discovery along the way.

Tampa–St. Pete–Clearwater closed 3,508 single-family sales in July (-3.3% YoY). Median price registered $405,000 (-2.6% YoY). The average price came in at $504,161 (-3.5% YoY). Sellers captured a median 95.7% of original list price. Median time to contract was 39 days and time to sale 79. Therefore, Tampa remains stable even as conditions gradually normalize with July 2025 being a pivotal month.

Supply & Selection

Active inventory rose to 14,168 (+11.3% YoY). Months’ supply reached 4.4, just shy of balanced. New listings (4,531) outpaced new pendings (3,439). Consequently, buyers gained breathing room and more negotiating latitude.

Takeaway

Tampa Bay feels like a middle-lane market. It is no longer tilted heavily toward sellers but not yet a buyer’s market. Price sensitivity is growing around properties needing updates. For example, move-in-ready homes in top school zones continue to attract strong attention.

Deltona–Daytona Beach–Ormond Beach logged 989 single-family closings in July (-2.1% YoY). The median price settled at $350,000 (-1.2% YoY). Meanwhile, the average sale price hovered at $415,291 (-0.5% YoY).

Inventory & Pace

Active listings climbed to 5,118 (+20.5% YoY). Months’ supply hit 5.7. That leans toward buyers in many sub-markets. Median time to contract was 56 days and time to sale 89 days. Both metrics rose compared to last year. As a result, buyers have genuine negotiating power in the Central Florida home sales for July 2025.

List-to-Sale & Cash Shares

Sellers received a median 94.7% of original list price. That was down 1.1 percentage points YoY. Cash made up 29.2% of closings, typical for a coastal market with investor and second-home demand. In other words, strong cash activity continues to shape outcomes. Total dollar volume landed near $410.7M (-2.5% YoY).

📊 What the National Picture Means for Central Florida Home Sales in July 2025

National sales were flat YoY and prices edged higher. Central Florida’s July results reflect a late-cycle normalization. Inventory is higher than 2023. Timelines are longer but manageable. Median prices remain sticky. Orlando sits closest to balance, Tampa is nearly there, and Daytona leans toward buyers with 5.7 months of supply. Therefore, sellers must focus on presentation and pricing. Buyers benefit from patience and pre-approval.

Median price remained at $449,000 (-0.2% YoY), while the average price hit $564,535 (-1.9%). This balance reflects a diverse mix of buyers and property types.

Inventory Expands Sharply

Listings surged to 10,752 (+29.5% YoY), and months of supply climbed to 4.5. Buyers now have greater negotiating power with more homes available.

Cash Buyers & Time on Market

Cash sales accounted for 21.1%. Homes went under contract in 35 days (+34.6%), closing in 77 days (+11.6%).

🏡 Orlando Housing Market – Central Florida Home Sales for May 2025

Market Activity Across Orlando

The Orlando, Florida are at the heart of Central Florida saw 2,551 single-family homes sold in May — a 3.7% monthly increase, though 12.3% below May 2024 levels. This reflects a stabilizing market with more inventory and motivated buyers.

Pricing Trends Hold Steady

Median price stayed firm at $390,000, up 1.3% year-over-year. The average price climbed to $495,763, a 4.1% increase from April.

Inventory Expands

Active listings hit 13,957 — up 4.9% from last month and 35.7% annually. With 5.47 months of supply, buyers have more leverage and time to explore.

Mortgage Rates and Pending Sales

Despite rates rising to 6.8%, pending sales grew by 2.1%. Buyers remain confident and ready to act.

New Listings & Distressed Sales

New listings dipped 6.6% to 4,208. Distressed sales were minimal at 0.9%, down 8.3% month-over-month.

Time on Market

Homes averaged 68 days on market and 103 days from contract to close — both slightly improved from April.
