Welcome to your October market update for the Greater Orlando area. In this edition of Orlando Florida Home Sales October 2024, we break down monthly shifts in pricing, inventory, and market activity as the region eased into fall.

October 2024 Sales Summary

A total of 2,596 homes were sold in October 2024—down 4.4% from September’s 2,717 sales. While the decline is typical for the season, October’s volume still reflects strong underlying demand in the Orlando metro area.

Median Home Price

The median home price was $380,000 in October, holding steady with no significant change from September. Stable prices indicate a balanced market, where demand is still solid, but not pushing values rapidly higher.

Inventory of Homes for Sale

Inventory increased slightly to 10,716 in October, up from 10,624 in September. The gradual rise in available homes gives buyers more choice and a bit more negotiating power as the year heads toward a close.

Here’s your fall market update for the Greater Orlando area. This report on Orlando Florida Home Sales September 2024 covers the latest numbers and trends as the summer season wrapped up and buyers began adjusting for fall routines.

September 2024 Sales Summary

In September, 2,717 homes were sold across the metro area. That’s a 9.1% drop from August’s 2,989 sales, which is expected as activity generally tapers off after summer. Compared to September 2023, sales were down slightly, showing a more tempered pace heading into Q4.

Median Home Price

The median home price remained steady at $380,000—unchanged from August. This price plateau could reflect a balancing act between buyer budgets and seller expectations, signaling a shift toward a more neutral market environment.

Inventory of Homes for Sale

Inventory ticked up to 10,624 homes in September, a modest 1.3% increase from August’s 10,486. As more listings come online, buyers continue to gain ground in negotiations, though homes that are priced and presented well are still moving quickly.

July 2024 Sales Summary

In July, 3,155 homes were sold throughout the Orlando metro area, marking a 4.8% drop from June’s 3,314 sales. While slightly lower, this level of activity reflects typical mid-summer shifts as some buyers wrap up their moves before the new school year begins.

Median Home Price

The median home price held steady at $380,000, the same as June. Prices have plateaued over the past couple of months, suggesting a balanced market with steady buyer demand and stable seller expectations.

Inventory of Homes for Sale

Inventory for July was recorded at 10,340 homes, a 2.7% increase from 10,070 in June. More listings coming on the market provide buyers with more choice and slightly more negotiating room, especially for homes that need a little polish.

Here’s your May market update for the Greater Orlando area. In this edition of Orlando Florida Home Sales May 2024, we explore another strong month of activity in the local housing market as the summer season approaches.

May 2024 Sales Summary

A total of 2,909 homes were sold in May 2024, marking an 8% drop compared to 3,150 sales in May 2023. However, month-over-month activity increased by 5.4% from April’s 2,759 sales—making this the fourth straight month of rising home sales.

Median Home Price

The median home price in May was $385,000, slightly down from April’s record-setting $388,500. Even with the dip, May’s median was still 2% higher than the same time last year, indicating continued long-term growth.

Inventory of Homes for Sale

Inventory grew to 10,282 homes on the market, representing a 10% increase over April and a 100% increase compared to May 2023. With four straight months of rising sales, inventory remains a key pressure point, especially as more buyers enter the summer market.

Market Dynamics

Despite more listings, the market remains highly competitive. Homes are still selling quickly, and buyers should be ready to act fast if they find the right fit. With demand staying strong and inventory below the six-month “balanced market” threshold, activity is expected to stay brisk heading into summer.

Mortgage Rates

The average 30-year mortgage rate in May was 6.6%, down from 6.9% in April. This slight drop in borrowing costs likely helped boost May’s sales volume.
