Welcome to our year-end update on the Greater Orlando housing market. This report covers Orlando Florida Home Sales December 2024 and highlights key stats on pricing, inventory, and market behavior during the final month of the year.
December 2024 Sales Summary
A total of 2,154 homes were sold across the metro area in December 2024, reflecting a seasonal dip of 12.5% from November’s 2,462 sales. Compared to December 2023, however, activity was down just slightly, showing some year-over-year stability in overall demand.
Median Home Price
The median home price stood at $380,000 in December—flat compared to November but up 2.4% year-over-year. Price stability at year-end suggests that buyer interest remained strong despite holiday season slowdowns and shifting economic signals.
Inventory of Homes for Sale
Inventory dipped to 10,049 homes in December, a 4.1% decrease from 10,484 in November. This reduction is typical for the season, as fewer new listings come to market. Lower inventory may also reflect sellers waiting for more favorable spring conditions.
Mortgage Rates & Buyer Sentiment
Average mortgage rates remained steady around 6.5% during December. While higher than earlier in the year, these rates did little to dampen enthusiasm among serious buyers. As always, affordability remains a factor, but many are adjusting expectations and moving forward with purchases.
