Central Florida Home Sales for March 2026 in the Orlando–Kissimmee–Sanford area show a clear seasonal rebound. Closed sales jumped to 2,360, a +25.0% increase from February, signaling renewed buyer activity as the spring market begins.

The median price held steady at $385,000, while the average price rose slightly to $488,552, reflecting continued price stability. Inventory edged up to 12,010 homes, maintaining elevated levels compared to prior years.

Homes are still taking time to move, with 77 days to contract and 113 days to close, though both improved slightly month over month. Meanwhile, new listings increased 8.9%, showing sellers are re-entering the market.

🌴 Tampa Bay: Stable Prices with Slower Buyer Activity

The median sale price held at $400,000, while the average price increased to $502,379 (+1.0%), indicating continued price resilience. Inventory stood at 12,098 homes with a 3.7-month supply, still slightly favoring sellers but moving toward balance.

Buyer activity remains measured, with 43 days to contract and 82 days to close, both up from last year. New listings declined –16.9%, while pending sales fell –4.9%, signaling a more cautious buyer pool.

Cash sales also dropped significantly, down –19.5% year over year, reflecting reduced investor presence.

The median sale price rose to $368,000 (+3.7%), while the average price climbed to $451,122 (+4.2%), reflecting strength across multiple price points.

Inventory declined to 4,395 homes, with a 4.6-month supply, bringing the market closer to balanced conditions. However, homes are taking significantly longer to sell, with 61 days to contract and 98 days to close.

New listings decreased –2.0%, while pending sales remained nearly flat, indicating steady—but not aggressive—buyer demand.
