Kicking off the new year, Greater Orlando showed a healthy start to 2024. In this edition of Orlando Florida Home Sales January 2024, we highlight key trends in home prices, sales activity, and inventory growth across the region.

January 2024 Sales Summary

A total of 1,719 homes were sold in January 2024—a 3% increase over the 1,674 sales recorded in January 2023. The year began with solid momentum, as both buyers and sellers re-engaged following the holiday season.

Median Home Price

The median home price reached $360,000 in January 2024, marking a 3% increase compared to the same month last year. The market continues to show resilience as buyers compete for well-priced listings.

Inventory of Homes for Sale

There were 8,217 homes on the market in January, up 5% from December and up 34% compared to January 2023. While inventory remains lower than a balanced market threshold, the increase gives buyers a little more breathing room than in previous months.

Market Outlook

The steady rise in both sales and inventory points to a more active market as we head deeper into Q1. Buyers should be prepared to move quickly, while sellers may benefit from listing early in the year while competition is still moderate.
