🌆 Orlando-Kissimmee-Sanford Real Estate Market

The Orlando-Kissimmee-Sanford MSA includes Lake, Orange, Osceola, and Seminole counties. This region forms the core of the Central Florida housing market, powered by job growth and suburban expansion.

Closed Sales:
There were 2,623 closed sales in March 2025, nearly unchanged year-over-year. Cash sales totaled 584, or 22.3% of transactions.

Median Sale Price:
The median sale price rose to $398,000 — a 1.5% annual increase. This steady climb signals continued demand in the Orlando area.

Inventory and Time to Contract:
Inventory jumped 14.1% to 6,543 active listings. Median time to contract also edged up to 27 days from 23 a year ago.

🌴 Tampa-St. Petersburg-Clearwater Housing Trends

This Gulf Coast region remains strong despite a modest pullback in sales. Price stability and rising inventory may benefit buyers this spring.

Closed Sales:
There were 3,201 closed sales in March 2025 — down 2.2% from the prior year. However, cash deals made up 35.8% of closings.

Median Sale Price:
Pricing held firm at a median of $420,000. Sellers remain confident, while buyers look for negotiation opportunities.

Prices rose 2.8%, reaching a median of $355,000. Time to contract lengthened slightly to 29 days.
