One idea is to hire a home inspector about a month before the home goes on the market, then use his report as a punch list of things to repair. Once the repairs are completed, the home inspector will come back for a nominal fee, check those items, and update the report. This accomplishes two things. Homeowners have no surprises when the buyer comes back with their inspection results and the clean inspection report can be included in the MLS showing buyers that the home is in good condition. Even if a few items are not repaired, disclosing this to buyers sets everyone’s expectations correctly and everyone sails through the inspection period.

How does someone purchase a home that’s in foreclosure? There are three ways.
Often we work with home buyers who are hesitant to get a mortgage loan pre-approval letter from a lender.
We occasionally receive calls from buyers who want to work directly with our listing agent. Our listing specialist and the listing side of our team work only for the sellers. It’s part of our value proposition to homeowners who hire us to sell their home for them. We do not represent buyers and negotiate against homeowners who hired us.
We have helped several families on both sides of the transaction – home buyers and sellers – with the Home Partners of America Lease with Right to Purchase Program. All the details are on their website, https://www.homepartners.com/how-it-works/program-summary. Here’s a brief overview for home buyers:
What should my credit score look like? Will my student loan or car loan debt affect my ability to purchase?
Common advice for home sellers is to turn all the lights on for showings and open houses. That is great advice. Home buyers find bright homes more appealing. But what if that’s not enough?
